BLUEPRINT Building, Maintenance & Landscaping are looking to invest more money next year in training and youth development schemes to keep our staff and apprentices upto date in all aspects of the construction industry as part of the dedication we have towards customers.

Blueprint Building maintenance and landscaping ensures that your property maintains its value, with reliable expertise and always in agreement with you, the owner. From the correct commercial handling of the property and regularly carrying out technical checks on the condition of the building to the careful selection of the tenants who best suit you and the other tenants: we assume the professional, comprehensive management of your property.

You yourself will determine the scope of the tasks which you assign to us. Our well-trained and experienced staff have a thorough knowledge of the market in the field of rented property management and are able to provide you with all the services which you need for a properly working property.

• taking charge of tenants in all matters relating to the tenancy, handling all tenant enquiries
• concluding, amending and giving notice in respect of rental agreements, including acceptance and handover of flats
• handling complaints in the event of violations of the house rules
• handling orders for keys
• handling the credit-worthiness of and social checks on potential tenants
• compiling the rental agreement
• entering and monitoring rent payments as well as transactions connected with the rent
• collecting rent and enforcing all claims on the part of the owner arising from the tenancies
• investing and managing the rent deposits, including interest record
• returning the deposit after the tenant has moved out
• checking the possibility of increasing rents and enforcing contractually agreed rent increases as well as possible increases in rent in accordance with the legal framework
• monitoring and enforcing the house rules
• determining the annual building operating costs, settling them with the tenants and adjusting the building operating costs as required
• preparing and enforcing building operating costs bills
• handling payments and recording all payments
• preparing annual bills and part-year settlements for owners, comparing incoming payments with outgoings
• transferring excess incoming payments to the owner
• carrying out cost efficiency calculations
• handling any loans from banks and building societies
• regularly inspecting and checking properties
• awarding necessary repair contracts and monitoring the repairs
• checking insurance requirements as well as beginnning and terminating insurance agreements
• appointing, dismissing, instructing and supervising employees in the property
• preparing necessary maintenance and repair contracts to selected outside companies and awarding the contracts
• monitoring, checking and accepting the work
• organising and checking routine and necessary cosmetic repair
• concluding necessary maintenance agreements and monitoring the maintenance
• monitoring all third-party contracts and services
• continuously monitoring the technical state of the building
• planning maintenance for the medium term
• handling insurance damage
• issuing authorisation to sollicitors for legal representation for proceedings in connection with the tenancies
• assuming all dealings with public authorities as regards the continuous management of the property
• organising and commissioning appropriate specialists for upgrading home insulation and cutting energy use
